A timber pest inspection provides you with a full written report regarding how susceptible your property is in experiencing a termite and timber pest infestation. It can identify live, past and potential future activity of termites or timber pests and the severity of property damage they have caused. Furthermore, with Bayside House Inspections, all our Timber Pest Inspections are conducted in full compliance with the Australian Standard (AS 4349. 3). You will benefit from John’s expert knowledge as a registered builder and qualified carpenter as he knows that termites can be difficult to locate. As a result, he pays particular attention to areas that others won’t, such as the sub floor, borers and outside timbers.

In addition, all pre handover reports will be based on the National Construction Code and comply with Australian Standard (AS 4349. 1). Pre handover inspections are recommended at any time across the construction of a new home. One can be organised as soon as building commences, when concerns arise or prior to making your final payments. Majority of people select a pre handover inspection from the beginning of construction to ensure an independent expert oversees each stage. Renovations or extensions are also times when we recommend receiving a pre handover report. As a result, it can help to prepare the scope of work and monitor contractors. With John’s extensive building experience he will explore all of the possible building defects in places others won’t even think about. Our dilapidation reports will include things like measurements, diagrams, and photographs of any existing defects, which give an accurate picture of the state of the buildings being inspected. In addition, all our dilapidation reports comply with the Australian Standard (AS 4349. 1). Dilapidation reports and inspections can be arranged during construction works but it is recommended you get one before you are about to develop land or engage a builder to perform construction works on your property. Also, if you are the owner of an adjoining property and you are aware that works are planned it makes sense to get a report done for your own peace of mind.
