A handover inspection provides a crucial independent assessment of your new home before final payment, identifying defects and compliance issues while rectification remains the builder’s responsibility. Building a new home is a significant financial commitment, and this inspection helps confirm that the completed works meet contractual requirements, approved plans, and the Building Code of Australia. Conducted at practical completion, the inspection assesses the readily accessible areas of the completed home to identify defects, incomplete items, and workmanship concerns before settlement. Typical areas assessed include general workmanship and internal finishes, the operation of doors, windows, and hardware, as well as wet areas, cabinetry, tiling, painting, and floor finishes. External elements such as cladding, accessible roofs, gutters, drainage, and site finishes are also thoroughly reviewed for visible cracking, movement, or safety and compliance issues. All findings are reviewed against accepted building practice and relevant Australian Standards. The handover inspection appointment is also a great opportunity for you to meet with your Site Supervisor and ask questions about everything from warranty periods to next steps; if there is anything you do not quite understand, our inspectors can happily decode it for you. Following the assessment, you will receive a detailed written report, typically issued within 24 to 48 hours. This report includes photographic evidence supporting all identified defects and incomplete items, clear plain-English explanations of workmanship issues, and practical context to support discussions with your builder. This ensures that all concerns are clearly documented and can be addressed before final payments or occupancy occur.
