Hills Building Consultants provides independent pre-purchase building inspections carried out in accordance with Australian Standard AS 4349.1 by our Director, Simon Vito. With over 1,000 inspections performed and experience as a Registered Building Surveyor, Simon brings detailed knowledge of building standards to every inspection. Our reports are designed to be clear and easily understood, utilizing a simple rating system so clients have a complete understanding of the building's condition. All reports take into consideration the items relevant to a typical real estate contract. This guides clients on what items would normally be addressed by a seller and what items are simply for the buyer's advice post-settlement. We offer two levels of building inspection. The Standard Inspection covers structural defects, maintenance items, and safety items. It thoroughly assesses the floor structure (concrete or framed), walls (brick or framed), roof (including roof framing inside the roof space), balconies, decks, sub-floor areas, pool barriers, and the presence of RCDs and smoke alarms. For buyers needing more detail, the Comprehensive Inspection includes everything in the standard service plus items normally covered in a final inspection. This includes checking the function of electrical and plumbing fixtures, outlets, and appliances such as air conditioning and hot water systems to the extent of using normal user controls. This comprehensive option is highly useful for buyers who are unable to attend a final inspection in person or who are not confident performing it themselves.
