Carried out in accordance with Australian Standards AS 4349.1 and AS 4349.3 by our Director and Registered Building Surveyor, Simon Vito, this service merges structural and safety checks with a rigorous assessment for timber pests. The building component covers floor structures (concrete or framed), walls (brick or framed), roof framing inside the roof space, balconies, decks, sub-floor areas, pool barriers, and safety items like RCDs and smoke alarms. The pest component thoroughly checks for termite damage, active termites, wood decay, and borers, as well as conducive conditions for future attacks. Clients can choose to combine the pest inspection with either our Standard Inspection or our Comprehensive Inspection, which adds checks for the function of electrical and plumbing fixtures, outlets, and appliances using normal user controls. Reports are designed to be clear and easily understood, utilizing a simple rating system to convey the building's condition. The findings take into consideration items relevant to a typical real estate contract, guiding buyers on what issues should be addressed by the seller prior to settlement and what items are simply for the buyer's ongoing maintenance advice.
