A comprehensive building and pest inspection is highly recommended to identify property defects and signs of pest or termite activity. Conducted by an experienced builder and licensed pest inspector, this service ensures your property is thoroughly evaluated in accordance with Australian Standard AS4349.1-2007 and the Western Australia Building Act. The inspection typically takes between 1-2 hours, depending on the size of the property. During this time, the inspector conducts a visual assessment of all accessible areas, including the interior and exterior of the building, roof space, roof exterior, under-floor space, garage, carport, garden shed, separate laundry or toilet, small retaining walls, steps, fencing, paths, and driveways. The pest inspection specifically tests for pests, termites, and borer activity, looking for telltale signs such as hollow-sounding wood, mud tubes, bubbling or peeling paint, small holes, water damage, buckling walls or ceilings, maze-like designs in timber, termite droppings, and the appearance of swarms. The inspector will grade the severity of each defect and alert you to any conditions conducive to termite activity. You will receive a detailed digital report in PDF format, complete with high-resolution color photographs, within 24 hours. Clients are strongly encouraged to be present during the inspection to discuss findings directly, point out specific concerns, and make an informed decision about the property's structural viability.
