Strata Inspection

A strata inspection is essential for anyone looking to purchase a strata-titled property, such as an apartment or townhouse. This specialized service provides a comprehensive dual approach, offering valuable insight into both the physical condition of the building and the management of the strata scheme. The physical 'brick and mortar' inspection assesses the current condition of the individual unit, common areas, and shared amenities. This ensures you are aware of any potential repairs, current or pending building works, defects, and compliance issues with fire, WHS, and asbestos regulations. Concurrently, the strata scheme review involves a detailed assessment of the body corporate's records by contacting the managing agent. This includes evaluating the financial status of the strata, sinking fund records and forecasts, past and upcoming special levies, budget plans, and past expenses. Furthermore, the report covers legal and governance matters, such as voting rights, known disputes or disharmony among residents, meeting minutes, insurance papers, history of claims, and information on by-law breaches. By uncovering hidden defects and providing a clear understanding of ongoing costs, shared responsibilities, and the scheme's financial stability, a comprehensive strata inspection report empowers buyers to make an informed investment decision and avoid unforeseen financial burdens.
