Combining a structural inspection and pest inspection into one pre-purchase appointment provides a comprehensive and cost-effective evaluation of a property. It saves both time and money by allowing for a comprehensive evaluation in a single visit, reducing the need for multiple appointments. The building inspection covers the interior and exterior, including safety hazards, building subsidence, and significant structural defects. The timber pest inspection identifies current infestations of termites and damage caused by them or other timber pests. The report clearly identifies major and minor defects, maintenance concerns, and safety issues, and is compliant with AS4349.1-2007 and AS4349.3-2007. Our inspectors are highly trained and experienced professionals who use state-of-the-art equipment to thoroughly inspect all required aspects of the property, from the foundation to the roof. Interior checks include floor and sub-floor construction, floor coverings, ceilings, cornices, internal walls, moisture penetration detection, floor and wall tiles, plumbing leaks, water pressure, benchtops, cabinets, internal doors, windows, visual electrical checks, smoke alarms, and the roof frame. External checks cover footings, external walls, external ceilings, external doors, RCD safety switches, roof cover, gutters, fascias, downpipes, hot water systems, stormwater drainage, surface water drainage, external timber, patios, garage doors, driveways, paths, retaining walls, and boundary fencing. The timber pest inspection inspects for evidence of live pests and historic pest damage. You receive a fixed price, comprehensive, and easy-to-read PDF report delivered to your email on the same day of the inspection, complete with high-resolution images and video if required. This objective assessment by a fair and non-biased third party produces a legally recognised report that can help protect you during the buying process.

A structural building inspection focuses specifically on the structural integrity of the property, including internal and external components such as walls, foundations, roofs, and other load-bearing elements. The inspector will carefully examine the property's structural components, including the framing, support beams, footings, and foundation, to identify any issues that may compromise the building's structural integrity. The inspector will also look for signs of damage or deterioration, such as cracks, settling, or corrosion, and assess the overall condition of the building's structural elements. Based on the findings, the inspector provides a detailed report outlining any structural issues identified, as well as recommendations for repair or further evaluation by a structural engineer. This inspection is designed to assess the structural soundness of key building elements as defined by Australian Standards AS4349.1. Internally, the inspector checks the condition of internal walls, ceilings, floors, load-bearing walls, beams, columns, staircases, railings, windows, doors, plumbing and electrical systems, HVAC systems, insulation, ventilation, attics, crawl spaces, and fire safety features like smoke detectors. Externally, the inspection covers external walls, cladding, roofing, gutters, chimneys, vents, foundation, footings, driveways, walkways, retaining walls, balconies, decks, porches, exterior stairs, landscaping, grading, and drainage systems. Structural defects are classified by severity: Class 1 defects pose a risk to occupants or structural integrity and require immediate attention; Class 2 defects pose a potential risk and should be addressed soon; Class 3 defects are likely to need repair in the future. By identifying these issues, a structural building inspection helps buyers make informed decisions, negotiate repairs, or request a lower purchase price, avoiding unexpected repair costs.

A timber pest inspection is important for anyone considering purchasing or owning a property, as it can help identify any termite damage or infestations. Termites, also known as white ants, are small insects that feed on wood, causing significant damage to buildings and other wooden structures. During a timber pest inspection, a trained inspector will use a range of methods to identify the presence of termites and other timber pests. These methods may include visual inspections, the use of moisture meters, thermal imaging, and sounding devices to detect any hollow or damaged wood. The inspector may also use specialised cameras or scopes to look inside wall cavities or other hard-to-reach areas. The inspection assesses the property for any signs of termite activity, including termite tubes, damage to timber structures, and mud-filled joints. The inspector also searches for elements that are conducive to termite infestation, such as areas of moisture or water damage (like leaky pipes or gutters), damp or humid conditions (such as crawl spaces or basements), and potential entry points like cracks in the foundation. The report provides detailed information on the presence of timber pests and any damage they may have caused, compliant with AS4349.3. If termites or other timber pests are identified, the inspector will provide clear and detailed recommendations for treatment and repair, which may include the installation of physical or chemical barriers, the removal of damaged timber, and ongoing monitoring. This separate, comprehensive report ensures property buyers receive unbiased information to protect their investment and ensure the long-term stability of the property.

Independent building inspections are performed at different stages of the building process to ensure quality of construction and compliance with approved plans, building codes, and Australian Standards. The four main construction stages inspected are Slab, Frame, Lock Up, and Handover. The Slab inspection involves the prepared floor area before pouring concrete, checking beams, footings, dimensions, excavation, steel placement, wire mesh, moisture membranes, and termite protection barriers. The Frame inspection assesses the structural framework after it has been granted approval from a building surveyor. This includes checking the concrete slab, door and window openings, plumbing and drainage, wall, roof, and truss frames, as well as bracing and spacing. The Lock Up inspection occurs when doors and windows are installed and the structure can be secured. At this stage, the inspector reviews brickwork, ceilings, cornices, internal wall linings, external lock functionality, gutters, fascias, and the roof. Finally, the Handover inspection looks at the quality of construction and finishing, identifying minor defects, safety hazards, cabinetry, fixtures, and overall construction quality. Engaging an independent expert protects the buyer from significant and dangerous defects that may not be visible to the untrained eye and whose problematic effects may not show up for years. We also offer a Contract Review stage to ensure the building contract complies with all relevant building codes, and a 6 Month Maintenance Inspection to identify any defects that may have developed after the homeowner has moved in. Booking a four-stage package ensures a dedicated building inspector is assigned to attend all inspections for a consistent and professional outcome.

The handover or practical completion stage takes place when all the trades have completed their tasks and fixtures are fitted. This inspection looks at the quality of the construction and finishing and looks for minor defects as well. During a practical completion inspection (PCI), our inspectors will verify that all construction work has been completed to the required standard and check for any defects or issues that may need to be addressed before the builder hands over the property. The inspector conducts comprehensive safety hazard checks, brickwork and cladding checks, door and door frame installation checks, and windows and window frame installation checks. They also thoroughly evaluate ceiling and wall finishes, tiles and joints quality, cabinetry and timber work, fixtures and fittings, and the overall construction quality. This ensures the new home owner that the build matches the approved design plans, building codes, and Australian Standards. Because not all builders are equal and many tradespeople are involved in the building process, significant defects can sometimes go undetected. Unfortunately for an unsuspecting home buyer, many major structural defects are not visible to the untrained eye. Conducting a practical completion inspection empowers the future homeowner by providing an independent, objective assessment of the completed build. Our experienced inspectors act as your eyes and ears, ensuring the builder complies with all relevant standards before you make your final progress payment and take possession of the keys.
