Description

A structural building inspection focuses specifically on the structural integrity of the property, including internal and external components such as walls, foundations, roofs, and other load-bearing elements. Externally, the inspection covers external walls, cladding, roofing, gutters, chimneys, vents, foundation, footings, driveways, walkways, retaining walls, balconies, decks, porches, exterior stairs, landscaping, grading, and drainage systems. Structural defects are classified by severity: Class 1 defects pose a risk to occupants or structural integrity and require immediate attention; Class 2 defects pose a potential risk and should be addressed soon; Class 3 defects are likely to need repair in the future. By identifying these issues, a structural building inspection helps buyers make informed decisions, negotiate repairs, or request a lower purchase price, avoiding unexpected repair costs.
