Construction Stage Inspections
Description
Independent building inspections are performed at different stages of the building process to ensure quality of construction and compliance with approved plans, building codes, and Australian Standards. The four main construction stages inspected are Slab, Frame, Lock Up, and Handover. The Slab inspection involves the prepared floor area before pouring concrete, checking beams, footings, dimensions, excavation, steel placement, wire mesh, moisture membranes, and termite protection barriers. The Frame inspection assesses the structural framework after it has been granted approval from a building surveyor. This includes checking the concrete slab, door and window openings, plumbing and drainage, wall, roof, and truss frames, as well as bracing and spacing. The Lock Up inspection occurs when doors and windows are installed and the structure can be secured. At this stage, the inspector reviews brickwork, ceilings, cornices, internal wall linings, external lock functionality, gutters, fascias, and the roof. Finally, the Handover inspection looks at the quality of construction and finishing, identifying minor defects, safety hazards, cabinetry, fixtures, and overall construction quality. Engaging an independent expert protects the buyer from significant and dangerous defects that may not be visible to the untrained eye and whose problematic effects may not show up for years. We also offer a Contract Review stage to ensure the building contract complies with all relevant building codes, and a 6 Month Maintenance Inspection to identify any defects that may have developed after the homeowner has moved in.
