I engaged Australian Home Inspections for a Practical Completion Inspection (PCI). A report was issued stating that PCI was achieved. A subsequent independent inspection identified critical, visible defects present at the time that were not captured in the original report, including a missing brick and an unsealed pier. These were not cleaning- or painting-related issues, and incorrect Australian Standards references were also identified in the PCI report. After PCI, I experienced a blocked drain that required rectification and had not been identified during the inspection. When these issues were raised, the responses focused largely on owner–builder commentary and site readiness rather than engaging technically with the independent inspector who challenged the findings. The person providing much of this commentary did not attend or inspect the site. Based on documented reports and correspondence, the inspection represented a missed opportunity to identify defects at the appropriate time and, in my experience, was poor value for money. I would not recommend Australian Home Inspections.
