When your builder calls for the next draw-down on your building contract, it is the ideal time to contact Building & Home Inspection Service (BHIS) to arrange a Construction Progress Claim inspection. Our highly experienced inspectors will visit your site to thoroughly assess the workmanship completed to date, ensuring it aligns with expected standards before you release further payments. Following the inspection, you will receive a comprehensive written report compiled using a series of digital photos. Each photo includes detailed narration explaining exactly what is wrong and outlining what needs to be done to rectify any problems encountered. If you have concerns about unsatisfactory workmanship during construction, clients can also arrange to meet our inspector on-site for a verbal interpretation and commentary regarding the progress. On any subsequent inspection, our team will follow up to determine if the problems identified in the previous report have been properly addressed and rectified by the builder. It is important to note that the builder cannot refuse access to the home during normal working hours. Doing so would be a direct breach of the Home Building Contracts Act of 1991. As clearly stated in Part 4, clause 26 regarding 'Access for inspection of building work', the builder must not prevent the owner or an authorised person from inspecting the home building work to which the contract relates. If the owner or authorised person is acting by the contract, refusal of access is punishable by a $1000.00 fine.
