With over 30 years of experience in the residential construction industry, their highly trained inspectors ensure your new apartment is built and finished in strict compliance with the National Construction Code (NCC), the Building Code of Australia (BCA), relevant Australian Standards, and manufacturer installation instructions. As the original firm specializing in this field since 1999, Finalinspect provides comprehensive assessments that exceed the Australian Industry Standard AS 4349.1. The meticulous inspection covers every section of the apartment, including balcony areas, storage cages, and allocated vehicle parking spaces. Inspectors thoroughly evaluate fire safety systems, such as smoke alarms and sprinklers, as well as building and apartment security. The detailed checklist includes testing water pressure, drainage flow rates across all wet areas, and the correct installation and sealing of basins, sinks, baths, and laundry troughs. Furthermore, all appliances—including hot water services, air conditioners, ovens, dishwashers, and exhaust fans—are tested for proper operation. Finalinspect also checks draught seals, the alignment of doors, drawers, and cabinets, carpet and floor coverings, GPOs, light switches, window and door locks, and the quality of paint finishes. High-quality measuring equipment, such as moisture meters, is used to detect leaks and water damage. Within 24 hours, clients receive a plain-English, detailed report outlining the exact location of any defects, why they are non-compliant, and the required rectification works. This empowers buyers to confidently defer their final payment or settlement until the developer or builder resolves all outstanding issues. Finalinspect provides completely independent pre-handover inspections for new homes and townhouses throughout metropolitan Melbourne and the Mornington Peninsula. Strongly recommended before handing over the final payment to the builder or developer, these inspections ensure your new property has been constructed in full compliance with the National Construction Code (NCC), the Building Code of Australia (BCA), relevant Australian Standards, and manufacturer installation instructions. With over 30 years of specialized experience in the residential construction industry, Finalinspect’s highly trained inspectors conduct meticulous evaluations that exceed the Australian Industry Standard AS 4349.1. The comprehensive inspection process covers the entire property. Externally, inspectors examine the roof line, flashings, eaves, gutters, downpipes, brickwork, wall cladding, balconies, and safety barriers. They also assess the surrounding land, checking site drainage, stormwater run-off, driveways, paths, retaining walls, and boundary fences. Finalinspect conducts highly detailed maintenance period building inspections for new homes, townhouses, and apartments across metropolitan Melbourne and Victoria. Conducted within the critical 90-day window after making the final payment and receiving the keys, this inspection is essential for identifying outstanding defects before the builder's liability period expires. If a builder is not formally notified of defects before this 90-day period ends, the homeowner loses the right to have these issues rectified at the builder's expense. Utilizing a comprehensive checklist refined over 30 years, Finalinspect thoroughly examines the property's exterior, interior, and roof space. Externally, inspectors check all roofing materials, the pointing of ridge and hip tiles, fascia boards, gutters, and downpipes to ensure proper water fall and no ponding. They meticulously assess brickwork for level and plumb installation, correct placement of articulation joints and flashings, mortar strength, and any damage from high-pressure acid cleaning. Wall cladding, window frames, and weather seals are also closely evaluated. Internally, the inspection covers ceilings, cornices, walls, architraves, and skirting boards, ensuring all surfaces are properly prepared and paint finishes are consistent without run marks. Inspectors test the operation and clearances of all doors, windows, and cabinetry. Wet areas are heavily scrutinized, including the sealing of basins and baths, tiling alignment, grout line consistency, plumbing leaks, water pressure, and drainage flow rates. Inside the roof space, inspectors check for torn sarking, proper insulation installation, adequate clearances around hot recessed downlights to prevent fire risks, and secure roof tile fixing. The resulting professional report provides the necessary documentation to compel the builder to complete all required repairs.

I am extremely disappointed with the services provided by Peter at Final Inspect. His services were exceedingly expensive (especially in comparison to competitors) yet I justified the costs as I valued the service I believed he would provide based on the glowing recommendations from family and friends, who had comissioned Peter for their builds. A costly mistake on my behalf. Peter was hired to inspect my slab, frame, lock up and fixing stages (including waterproofing) resulting in a total of $5,500 for the 4 inspections. Peter missed major defects within the frame of the bulkhead and LVL beam in the garage, which has resulted in months of delays in order to rectify these issues. This would have been avoided had he referenced to the final drawings and plans of the build, instead it was overlooked without care. The bulkhead defect discovered by myself after noticing the cornice and ceiling plaster was sagging, this was NOT noted in his initial report, rather added in to the next after our discussion. He failed to mention that the dimensions were not as stated in the plans, which again resulted in me following up action from the builder, a problem I am still waiting for them to fix as it's not a quick fix. A major issue was found with the frame from the garage when the incorrect LVL beam was used, resulting in the frame being out by 18mm. This was discovered by the tradies when installing the garage door, as they could not put the garage door flush on the brick. Something that Peter had inspected in the time he was out on site. I have now had to change the facade of my house to cater for his oversight. If he missed these 2 major items, I can only imagine what minor defects were also ignored. This is not the service you should be recieving from an 'experienced' building inspector. Instead of feeling confident in the construction of my house, I am now left doubting what problems I may have later on. The lack of attention to detail and poor quality of service has caused me a great deal of stress, inconvenience, and financial burden. It's unacceptable. I strongly advise anyone seeking a private inspector to look elsewhere and avoid the poor services of Peter and Final Inspect. It is unfortunate that I had to go through such an ordeal, but I hope that this review serves as a warning to others to be cautious when choosing an inspector for their construction needs.

I recently had a home inspection with Peter. He was methodical, efficient and thorough in his review, and picked up on many issues which were not obvious to us. The report was also provided expediently, meaning I could address the issues with the builder as soon as possible. Purchasing a house is often not an everyday affair, so it pays to have someone experienced to look through the build in fine detail. He was pleasant to deal with and a true professional.

We used Peter Limburg from Finalinspect to inspect our second new home at all stages of construction over the last year. Peter very accurately listed multiple defects in relation to our new home at all stages of construction and prepared detailed reports that precisely outlined where any building defects were located and explained why they were defects, and then outlined exactly what our builder needed to do to rectify any defects. Our builder complied with all of the Finalinspect reports and the whole build for our new home moved forward without any complications or frustrations. Engaging Peter Limburg as our independent building inspector during all stages of construction was one of the best decisions we have ever made. We have no hesitation in recommending Finalinspect and Peter Limburg's services.
