The primary focus is identifying major structural defects such as significant cracking in walls, leaning masonry, flooring defects, and roof frame issues including movement, sagging, unsound modifications, and missing tie-downs. The package includes a basic visual safety assessment of RCDs in the meter box and hardwired smoke alarms under ten years old, as well as an evaluation of external structures like sheds, gazebos, patios, pergolas, fences, and retaining walls over 700mm high for safety hazards. The Comprehensive and Termite Package, priced at $660 (with an additional $110 for homes built before 1990), includes everything offered in the Structural Package alongside a detailed assessment of non-structural items for a thorough evaluation of your prospective home. Conducted by a Registered Builder with over 23 years of experience, this package adds comprehensive checks of ceilings, roof covers, eaves, claddings, and the general condition of gutters and flashings. It features basic plumbing checks, including taps, showers, toilet pans, cisterns, and installation defects, as well as general testing of light switches, ceiling fans, and basic testing of appliances like oven hotplates, rangehoods, and air conditioners. The inspector will also assess the condition of wiring in the roof space, note any modifications by unqualified trades, and evaluate silicone sealants and the performance of wet area waterproofing. The inspection covers the degradation of painting where structural elements are affected, the general condition of cabinetry, stairs, balustrading, exterior steps, and paving. A detailed assessment of fences, retaining walls, and a pool fencing check covering stability, heights, and self-closing gates is included, along with checks for internal gas bayonet ventilation and a general list of areas suspected of containing asbestos. The Single Storey Package is a comprehensive construction inspection service priced at $990, designed to ensure your new build progresses smoothly and meets quality standards. This package includes two detailed site visits conducted by a highly experienced local building supervisor or a Registered Builder. The first site visit takes place as soon as the roof framing is complete. During this stage, the inspector assesses the concrete slab for major cracking, exposed reinforcement, and excessive dips or ridges. The brickwork (plate height) is thoroughly checked for accurate room measurements against the plans, proper installation of cavity flashings, wire ties, hoop iron straps, and the straightness and plumb of window and door frames. The roof frame is also inspected for compliance with Australian Standards, the National Construction Code, and specific engineering requirements, including tie-down rods and welds, before the ceilings are installed. The second site visit is the Practical Completion Inspection (PCI), conducted when the home is practically complete. Allowing 60 minutes on site, this inspection covers a wide array of finishing details. The inspector evaluates overall painting quality, ceiling joins and cornices, plastering finishes, and ceramic tiling including layout, lipping, and fall towards wastes. The Double Storey Package is an extensive construction inspection service priced at $1485, featuring three detailed site visits to ensure exceptional quality throughout your two-storey build. The first site visit occurs as soon as the ground floor brickwork is complete. This inspection evaluates the ground floor slab for major cracking, exposed reinforcement, and surface irregularities. The ground floor brickwork is assessed for accurate room measurements, cavity flashings, wire ties, straightness of window and door frames, and room squareness. The inspector also checks structural columns, hoop iron straps, tie-down rods, and the heights of walls in preparation for the installation of upper formwork and stair voids. The second site visit focuses on the upper level, inspecting the upper slab, upper brickwork, and upper roof frame. The upper suspended slab is carefully checked for major cracking, excessive dips and ridges, the appropriate use of flashings and bond breakers, and correct set-down areas for wet areas. The upper brickwork and roof frame are then assessed for strict compliance with Australian Standards, the National Construction Code, and specific engineering details.
