Section 137B Owner Builder Reports

A Section 137B Owner Builder Report evaluates the compliance and quality of work carried out by an owner-builder, ensuring adherence to building codes and safety regulations. As per the State of Victoria, this report covers any work that has not been carried out by a registered builder. This includes, but is not limited to, painting both internally and externally, new floor coverings, and kitchen, bathroom, and laundry renovations or upgrades. Although not all building works require permits, many of these projects do require plumbing certificates, electrical safety certificates, and even waterproofing certificates to be provided. These inspection reports cover works that were completed by the current owners within the last six and a half years. If these works cost more than $16,000, owner builder insurance is required to have been obtained. Insurance is not required if the works were completed between six and six and a half years ago; however, the inspection report is still mandatory. It is important to note that an owner builder inspection report is not a substitute for a building permit. Ultimately, this paperwork will be contained in your Section 32 to provide to prospective buyers, ensuring full transparency and compliance.
